Our Guarantee

We will only deal with property that we think is of a standard suitable for our tenants. We aim to manage all of our properties, allowing us to develop long lasting relationships with you. We offer a straight forward and honest service to both you and your landlord. We expect properties to be offered and supplied in good order by landlords, and to be vacated in good order and rents paid in full and on time. We don’t feel we ask for too much. How We Work:

Referencing

This is a straight forward one off fee. We use a top quality independent referencing company; they ensure us both competitive pricing and a quick response to your application.

Your Deposit

Deposits, by law, have to be submitted to a registered deposit scheme. The landlord may do this themselves as long as they are registered members with such a scheme. For the majority of our properties Scott-Bates & Coles deal with the deposit submission, placing them with the DPS (Deposit Protection Scheme). This deposit is refundable at the end of the tenancy as long as the property is found to be in satisfactory condition at the time of the property ‘check out’. In the case of properties managed by the landlord themselves, the deposit release will be requested once we have received confirmation from the landlord that they are happy for us to do so.

Managed Properties

Ideally our aim is to manage all the properties for which we find tenants. We have made great relationships with many happy tenants over the years and want that to continue. For properties where the management is taken over by the landlord our priority is to leave you both with all the knowledge you need to continue together-but ask that you never be afraid to give us a call in the future should you need us, even if it be just for a little advice.

‘Your’ Inventory

An ‘inventory/condition report’ will be produced for the property you decide to rent. Despite beliefs, this is as much in your interests as it is the landlords. It protects you just as much as it protects them. This report is presented to you on the day of your move in, and we ask you return it to us within 10 days, making very clear any further remarks you may wish to add to it. It makes your moving out day (when this report will be gone through again) very straight forward and protects your deposit.

Making it as Easy as we can

On the day of your move in/tenancy start date things are always hectic! Hence we try and make things as easy as we can by meeting you at the property with the keys. At this stage we will advise you of any aspects that you may need to know with regard to the property, and to supply the aforementioned inventory. The property meter readings will also be taken at this stage.

Money

All monies need to be with us prior to the move in/tenancy start date. This will be organized once your referencing has been successful. We do this as it saves complications on the move in/tenancy start date, as delayed funds will delay move in, which neither, you, or we, want!

Property Visits & Tenancy renewals

Should we be managing the property, we will schedule with you dates throughout your tenancy to visit the property. We stress this is not something we wish you to be concerned about. As managing agents we must visit the property to make sure it is being looked after to a satisfactory level, but it also provides a good opportunity for us to meet with you to make sure that your needs are being met also. We of course ask that you call us should there ever be any issue of concern, but this provides a nice informal meeting to maybe let us know your wishes or plans. Should you wish to remain at the property after your ‘fixed’ tenancy period has ended, with the landlords agreement, we can look to produce another tenancy agreement for you free of charge.

Check Out

This is very much like the ‘check in’. We meet you at the end of your tenancy to collect the keys from you, and go through the inventory once again. Final meter readings will also be taken at this point.
